Inland Signs 140K SF Headquarters Lease in Downers Grove

JLL and The Inland Real Estate Companies, LLC (“Inland”) announced Inland signed an approximately 140,000-square-foot, 16.5-year headquarters lease at 3050 Highland Parkway in Downers Grove, Illinois, as part of the company’s long-term strategic business plan to foster collaboration, growth, attract talent and better serve employee’s needs.

The lease encompasses more than half of the 260,852-rentable-square-foot, multi-tenant office building, with Inland occupying floors 7, 6, 5 and a portion of the 4th floor. The company is expected to occupy the space later this year.

JLL represented the landlord in the transaction, led by Jeff Shay, executive vice president, and Allyson Birchmeier, vice president. Larry Sajdak, executive vice president, and Sean Steuart, vice president of leasing, represented Inland.

The relocation reflects how Inland is aligning its workplace strategy with long-term business priorities and the changing ways its teams collaborate. Given Inland’s multiple years of experience in property management, as part of this transaction Inland has also been awarded the right to manage the building for the Landlord as part of its ongoing tenancy.

Located in the Eastern East/West (E/W) submarket, 3050 Highland Parkway is undergoing a comprehensive renovation of its common areas and shared amenities, positioning the building to meet growing demand for high-quality, amenitized office environments.

Planned upgrades include a refreshed lobby, a grand staircase connecting to the lower level, and brand-new tenant amenities such as a fitness center, tenant lounge, library-style workspace, deli/café, conference center and game room. These improvements will be delivered in tandem with Inland’s interior buildout.

Inland’s decision aligns with broader workplace trends outlined in JLL’s Workforce Preference Barometer, which shows that while companies continue to optimize their footprints, occupiers are increasingly prioritizing workplace experience, collaboration and flexibility to support in-office engagement and productivity. As organizations refine established in-office policies, investment is shifting toward amenity-rich, technology-enabled environments designed to bring people together and support more agile ways of working.

In March, Crain’s Chicago Business reported that “Highland Park-based developer GTZ Properties is under contract to buy the Oak Brook property from Inland as part of a 27-acre retail redevelopment anchored by Amazon, GTZ Managing Principal Mitch Goltz confirmed. The Inland property is adjacent to the 17-acre Oak Brook Office Center complex that GTZ bought out of foreclosure last summer for $9 million.”

Pure Processing Triples Footprint in Relocation to 29k SF Lisle HQ

NAI Hiffman represented Pure Processing, a developer and manufacturer of ergonomic medical device cleaning solutions, in its 29,313-square-foot headquarters lease at 2200 Ogden Ave. in Lisle, Illinois.

The move triples the company’s footprint from its previous location in Carol Stream and consolidates its office, light manufacturing, warehouse and showroom operations under one roof. Pure Processing now occupies more than half of the 59,971-square-foot flex/light distribution building.

NAI Hiffman Executive Vice Presidents and Partners Steve Chrastka and Jack Brennan, along with Connor Dale, senior associate broker, represented Pure Processing in the transaction, which began with strategic planning and site selection in August 2024 and culminated in the firm’s move on Sept. 2, 2025. Pete Adamo, senior vice president with CBRE, represented the landlord, Sperry Equities.

A midsize space that could house multiple office, industrial and showroom functions proved difficult to find in DuPage County. Chrastka said many properties lacked the right mix of ceiling height, office space or parking. The company also needed a dock and loading door for raw materials coming in and finished products going out.

However, persistence paid off through NAI Hiffman’s regular communication with agency leasing brokers in the submarket.

The space at 2200 Ogden Ave. had more than 9,000 square feet of existing office space, saving Pure Processing significant costs in building out workspace from scratch within a warehouse. Owner Sperry Equities completed a turnkey build-out that included rebuilding and expanding office areas; enlarging breakrooms; and adding conference rooms, restrooms and warehouse space with storage racks and separate production and assembly areas. Construction also included a showroom where Pure Processing can display its high-end sink systems and reprocessing equipment used in hospitals and gastrointestinal labs.

The project was completed within a year — from site selection to move-in — thanks to collaboration among all parties. The location also satisfied Pure Processing’s need to be near Interstates 355 and 88 to support employee commutes following the move from Carol Stream.

As with many brands featured here, the National Laser Institute is on a mission to raise the bar for stylish sustainability. Their new space does just that. As an innovative glazing company, GSI helps create some of the most impressive buildings in the Midwest. So, when it came time to renovate their new headquarters, it’s no surprise they went all-out.

In 2020, the company acquired a 120,000-SF facility in Itasca. They divided the building into two zones: a 20,000-SF office and training area, alongside a 100,000-SF manufacturing facility. Then they gave each area a complete renovation—starting with the glazing, of course.

Today, GSI’s headquarters combines everything you’d expect in a modern office and high-tech industrial space. The office is designed for collaboration and privacy, with a central open-concept hub surrounded by private offices, meeting rooms, and training areas. It has all the amenities you’d want: a kitchen stocked with healthy snacks, a gym with locker rooms, and an outdoor patio that’s perfect for a cookout. And for those who want to practice their swing—and maybe even challenge the CEO—there’s the state-of-the-art golf simulator.

Step through a door at the back of the office and you’ll find yourself in GSI’s 100,000-SF manufacturing facility. Here, circular saws carve through metal, giant suction cups carry glass panes from one station to the next, and quality-control teams carefully inspect products. It’s a far cry from the more conceptual work that occurs next door, but having the office and manufacturing facility in the same building creates synergy between the two, allowing GSI to be nimble and efficient.

And sustainable, too. When designing their new HQ, the company partnered with ComEd and Big Ass Fans (which makes exactly what you’d think) to optimize energy efficiency in both the factory and the office.  

Good for people, good for business, good for the planet. GSI’s new HQ has everything we want to see in a modern workplace. Now, if you’ll excuse us, we need to run some additional tests on that virtual golf simulator…

When Ace Hardware decided to move their headquarters, they wanted to make the most of it. Their former HQ had three separate buildings. Now, as they prepared to move into a single 250,000-SF building—the site of Oak Brook’s former McDonald’s HQ—they saw an opportunity to celebrate their brand and bring their people together like never before.

So, in the spirit of Helpful Hardware Folks everywhere, Ace rolled up their sleeves and got to work.

Completed in 2023, the fully renovated building is a sleek, modern office with the soul of a hardware store. Here, you’ll find everything you’d expect from the headquarters of a modern retail juggernaut: an atrium with a grand staircase, workspaces designed for various groups and tasks, and amenities ranging from an on-site café and fitness center to indoor parking and an outdoor grilling area.

Then there’s the stuff that’s uniquely “Ace.” An art installation made of grilling pellets. An Ace logo made of screws. A hammer wall (which is as cool as it sounds). There’s even Ace Outfitters, a store where you can buy branded gear, with proceeds benefiting the company’s foundation.

With their new headquarters, Ace wanted to do something old and something new. They wanted to capture the spirit of their brand, which has been with them since 1924, while giving their 1,100 Oak Brook office employees a reason to love coming to work. We’d say they hit the nail on the head.

Here, organic shapes offset linear geometries. Pops of brand colors and maple wood tones inject warmth into the cooler backdrops. Meanwhile, a combination of copper fixtures and concrete floors invoke the company’s electrical products, a nod to the Hirose brand.

Visiting Morgan / Harbour Construction’s headquarters today, it’s hard to believe that, only a few years ago, you would have been standing in a dusty old warehouse.

Or maybe not. Despite the sleek décor, the space holds onto a factory-like character, a spirit of efficiency and utility just beneath the modern aesthetic. The 18,500-SF office, which Morgan / Harbour renovated and unveiled in 2018, blends rugged industrialism with sophisticated office design—fitting for a company that’s as tough and gritty as it is innovative and forward-thinking.

While the headquarters was designed more than six years ago, its architects seemed to have predicted today’s office trends. The workspace centers on the “Connect Zone,” an open-concept area where teams congregate regularly. Dotted along the Zone’s perimeter are numerous private offices and huddle rooms designed to accommodate individuals and groups of any size, giving employees the flexibility to find the right space for any given task.

In terms of design, Morgan / Harbor’s headquarters is definitely on-trend. But it also feels like a callback to the space’s industrial history, showing that some workplace principles never clock out.

The office’s long sightlines and glass walls create a sense of flow—as does the waterfall feature in the conference room—unifying the space and creating a sense of shared purpose. Located on the fifth floor of the Class-A Naperville office building, IMEG’s 20,000-SF office has everything you’d expect from a world-class engineering firm: thoughtfully designed workspaces for collaborative and individual work, an industrial-chic vibe with playful pops of color, and the occasional engineering-themed art piece (including a framed patent of that all-important industry tool, the protractor).  What makes this space truly unique is what’s not there. IMEG went with a clean, no-frills design. With few exceptions, the floors are exposed, polished concrete. And the ceilings? What ceilings? Look up, and you’ll see a network of exposed pipes, valves, and ducts.  

In part, this industrial aesthetic is a nod to the company and its team members—engineers, after all, love taking things apart to see how they work. But it also aligns with IMEG’s sustainability goals. Less materials, more purpose.

While the office’s design is minimalist, its views are anything but. A glass-enclosed conference room near the fifth-floor entrance offers a spectacular view of The Shuman’s Main Atrium—making it the perfect place to get clients thinking about the “big picture.” The lunchroom, meanwhile, features 40-foot-high ceilings, floor-to-ceiling windows, and a gorgeous view of Naperville, including the iconic Carillon.

Given that they’ve been working with metal for 140 years, you’d be forgiven for assuming that Leeco Steel is a bit rigid. But before you make any assumptions, you should see their newly renovated Lisle headquarters.

Like many businesses in the post-pandemic world, Leeco Steel was working hard to get employees excited about returning to the office. The company had already built a forward-thinking, people-first culture, but there was one thing holding them back: the office itself. In 2022, they set out to change that.

Fast-forward to 2023, and Leeco has transformed a potential pain point into one of their best assets.

Their newly renovated, 19,119-SF Lisle headquarters provides the flexibility today’s top workers demand. Collaborative workspaces and private focus rooms make it easy to work how you want, where you want, while open seating areas are the perfect places to chat and blow off steam. Meanwhile, state-of-the-art technology facilitates smoother video conferences and presentations with clients and offsite team members.

Here, the sparks fly. No, really—large-format pictures from Leeco Steel’s processing centers show how the metal is cut for customers. For team members, these serve as a good reminder of their work’s tangible impact.

At the same time, with big windows and bright pops of color, this modern office feels less like a factory and more like a creative workshop, a space where good ideas are made and bonds are forged. Strong as steel, of course.

When it comes to work, boundaries are usually a good thing. At the same time, some of the best workplaces are the ones that blur the lines between the office itself and the environment around it. Especially when that environment is really, really beautiful.

Case in point: BDO’s Oak Brook headquarters.

Located in Oak Brook Reserve on the former McDonald’s campus, BDO’s 25,000-SF office blurs those lines in the best way.

Floor-to-ceiling windows showcase the lakes, fields, and tree-lined walkways just beyond the former Hamburger University building. Meanwhile, natural materials like wood tambour panels, National Park-themed conference rooms, and other subtle touches bring the outside world in.

The result? Team members and clients never feel far from nature.

Speaking of nature, employees at the office are free to work in whatever way feels most natural to them. Like many of the workplaces featured here, BDO’s Oak Brook office is designed for maximum flexibility, with a variety of working environments for collaboration and focused tasks.

Nowhere is this approach more prominent than the café. While most businesses would be satisfied with a nice lunchroom, BDO wanted to do more with their space. Now, they have a single room that can easily transform from a café to an employee training center, or even an auditorium-style setup for events and presentations.

As the inaugural prominent occupant of Oak Brook Reserve, BDO’s new office is a showcase for the sprawling suburban campus. Gensler, the architecture firm that designed the original McDonald’s headquarters in 1988, took point on the BDO design. Together, Gensler and their first major tenant are reusing and revitalizing the iconic Oak Brook space, welcoming others to bring nature into their workdays—and vice versa.

We’d say they’re off to a beautiful start.

Arriving at West Side Tractor’s Lisle headquarters, you can’t help but notice all the “toys.”  

The facility, which opened in 2020, features a glass-enclosed “toy box,” a towering showroom housing ten (literal) giants of the tractor world. These include the 1920 Waterloo Boy, John Deere’s first foray into the tractor world, as well as a 1959 Model 440 Loader Backhoe – one of the first machines that West Side Tractor founder Richard W. Benck sold. (Look closely at the Model 440, and you’ll even find a decal from the family-owned business’ original Lisle facility.)

History is front and center at the new West Side Tractor headquarters, but with cutting-edge customer and employee experiences around every corner, it very much feels like a workplace of the future.

For customers, there’s an accessible parts counter, an interactive lobby kiosk, and a curbside pickup zone, all of which make it easy to get in, get out, and get on with your day. For those looking to take a deeper dive, there’s the state-of-the-art training area. Here, West Side team members can deliver custom presentations, like machine walk-arounds and safety courses.

For employees, it’s all about having what you need, when you need it. Each of the 16 bays in the servicing and repair shop features a tool bench and ergonomic workstation, complete with a laptop technicians can use to run diagnostics and access records.

Collaborative spaces throughout the facility encourage teamwork and creativity, while large touchscreens in the service manager office make it easy to access helpful information, including a digital map showing the real-time locations of service vehicles. Finally, the attention to accessibility extends to the female technician locker room, which features a nursing room.

“This is a place where we can innovate and grow, add new products, and expand our team,” says Lauren Coffaro, third-generation owner. “This new Lisle facility, this is for the future,”

If 2200 Cabot Drive feels like a fresh twist on a classic office design, it’s because that’s exactly what it is.

Even before its recent renovation, this iconic five-story glass-and-granite building had “good bones.” Located in Lisle’s 64-acre Corporate Lakes development, 2200 Cabot already had a convenient location, ample parking (including heated underground executive spaces), and a stunning two-story atrium. What more could you ask for? 

Quite a lot, apparently. In 2020, RE Development Solutions gave the building a full renovation, modernizing its design and introducing several new amenities to enhance workday experiences.

This was no mere facelift. The renovation included a full lobby refresh – it now feels like the grand entrance of a boutique downtown hotel – as well as the addition of a full-service deli, a building conference room, and a penthouse lounge space with panoramic views of nature.

Somewhat less dramatic (but no less important) are the infrastructure upgrades, including a new roof, HVAC automation, and more.

With good bones and a sharp new design, the newly renovated 2200 Cabot has everything tenants need to deliver outstanding employee experiences—and we can’t wait to see what they do with the place.

The day’s winding down (and so is our list). Before heading home, you grab a quick bite at your favorite wine bar, chat with a colleague, listen to some live music, then swing by the local library.

And if you’re a tenant at 3500 Lacey, you can do all this without leaving the office.

The largest building in Downers Grove, 3500 Lacey was built in the late 1980s and acquired by KORE Investments in 2019. KORE, which has offices in Chicagoland and the Denver area, specializes in workplaces centered on health, wellness, and community.

After acquiring “Lacey,” they knew they wanted to incorporate new features that would bring their tenants and guests together like never before, while encouraging remote workers to return to the office.

In 2022, they set out to do just that. KORE transformed the lobby of 3500 Lacey into an inviting social space, complete with comfortable furniture, a stylish lighting fixture, and a piano for live music. The centerpiece of this renovated space is the Coffee/Wine Bar, 3500 Lacey Spirits. Here, guests can relax with a midmorning latte, a lunchtime snack, or an after-hours glass of wine.

KORE also introduced a cozy library and fitness center, as well as the new 3500 Lacey App. Using the app, tenants can easily order coffee, breakfast, and lunch, and stay up to date on what’s happening in the Lacey community.

“Just another day in the office” has never felt better.

What makes the SRS Center for Taste Innovation special is that it combines the functional aspects of flavor innovation – state-of-the-art equipment, machines and capabilities – with a matching aesthetic experience. Stepping into the accounting firm’s Oak Brook office today, it’s hard to believe that it was a blank canvas just over a year ago. In summer of 2021, Sassetti began building their new office with a simple goal: to create a space where their team could feel happy and productive.

Today, it seems like they’ve done just that. With natural light and pops of color setting the mood, the 9,500-square-foot office brings together collaborative workspaces, meeting rooms and focus areas, giving employees the flexibility to work how they want, where they want.

Purchased in 2018 and renovated in 2019, this 350,000-square-foot space has been reinvented as a socially activated, multi-tenant, class-A office building. As one of the nation’s leading homebuilders, M/I approaches homebuilding with the idea that every square foot must serve a purpose.

M/I applied that same principle when moving their Chicago-area headquarters to CityGate Centre in Naperville, an office where every square foot (all 26,669 of them) serves a purpose.

Representing Naperville’s largest office space move in 2022 thus far, the new space brings together all of M/I’s core services, from homebuilding operations and design to mortgage and title. By bringing these services under one roof, the company can enhance collaboration among its workers and streamline the customer experience.

The new office’s focus on health helps employees feel right at home. In response to COVID-19, Calamos Real Estate installed an ionized clean-air system in the building that houses M/I’s office. This state-of-the-art filtration system eliminates harmful viruses and bacteria from the air without producing harmful levels of ozone or other byproducts, allowing employees to breathe easy while staying true to M/I’s sustainability commitment.

The new location is also key to acquiring and retaining talent. Located among the communities where many of their employees live, CityGate Centre offers employees and customers access to shopping, dining, health services, a luxury hotel and luxury apartment rentals. For Norix, a leader in the design and production of furniture for healthcare, corrections and other challenging environments, sustainability is front and center. Now, the company’s new corporate headquarters in West Chicago is bringing that value to life—inside and out.

Much like M/I Homes’ new Naperville office, the Norix corporate headquarters in West Chicago consolidates the company’s core services under one roof. Here, products are manufactured, assembled, packaged and stored alongside a showroom for customers and the company’s corporate offices. This allows Norix to streamline their operations and improve collaboration, while inviting customers and employees to join in their commitment to sustainability.

The new building and campus embody that commitment. Located within the 800-acre DuPage Business Center, the 22-acre Norix campus is inspired by the natural prairie that existed prior to the industrial park’s development. That comes with some perks; the landscape’s natural grasses and wetlands require less mowing—less herbicides and fertilizers, too. Meanwhile, paved surfaces are designed to filter stormwater back into the ground, reducing the need for irrigation.

Then there’s the building itself. Designed according to LEED Gold standards, the 205,563-square foot headquarters is mostly powered by clean-energy sources – including on-site solar panels – while features like double-paneled insulated curtain glass and sunshades reduce energy consumption. Powered by clean energy and immersed in natural light, the Norix team integrates green manufacturing principles into their design and production, including product lines made with recycled materials.

That commitment to nature and sustainability extends to the employee experience, with outdoor patios, walking paths and natural interior lighting helping workers feel connected to nature. In-house showers encourage employees to bike to work, while preferred parking spaces are reserved for carpoolers and fuel-efficient vehicles.

In the security industry, information is everything. And at the state-of-the-art P4 Operations Center in Downers Grove, information from thousands of sources – cameras, alarms and other sensors – comes together to help the company provide some of the best security solutions in the business.  

P4 provides security for thousands of clients, from schools and hospitals to government officials and even large-scale events. And while they employ thousands of on-site officers in Illinois and elsewhere, their Downers Grove Operations Center functions as the organization’s eyes and ears.

From here, operators tap into real-time data and coordinate with security officers to monitor their clients’ locations and assets, prevent potential crimes, and respond to emergencies. Operators can even lock and unlock doors and perform talk-down procedures to help de-escalate situations hundreds of miles away. The Operations Center also enables P4 to provide cost-effective alternatives to traditional officer staffing, including remote alarm response, video monitoring and other off-site solutions, giving P4 the flexibility to serve a wider variety of clientele. 

In addition to the command center, the 11,000-square-foot Operations Center is also home to P4 Academy, a training facility where security officers take courses in subjects like Emergency Management, Tactical Training and Human Resources Training.
