ARCO/Murray occupies three of the building’s four floors, along with a newly constructed, two-story amenity hub connected by an airy atrium. The space blends high-performance design with a people-first philosophy, offering flexible work environments and community-oriented spaces. Employees enjoy open and private offices, a state-of-the-art training room and a variety of collaborative areas designed to spark creativity and innovation.

But it’s not all work. On-site amenities include a full fitness center, a basketball court, a lounge and an outdoor patio—perfect for soaking up the sun between meetings.

Inspired by their work with entertainment industry clients, ARCO/Murray also added a high-end golf simulator to the mix. Because when your goal is to be innovative and creative, it helps to have a little fun along the way.

HOME RUN INN

Woodridge | Restaurant and Frozen Pizza Distributor

Home Run Inn may be famous for its legendary pizza, but behind every perfect pie is a team of people who keep the operation running smoothly. And now, those people have a brand-new office that’s as thoughtfully crafted as the pizza itself.

Founded in 1923 and family-operated to this day, Home Run Inn has grown from a single South Side tavern into a household name, with multiple restaurant locations and a thriving frozen pizza business.

As the company continues to expand, so too has the need for a space where collaboration, creativity and culture thrive. Enter their brand-new office at 1200 Internationale Parkway in Woodridge.

Developed by RE Development Solutions and designed by Gina Bolger, and with furniture by Arthur P. O’Hara, Inc., the 8,200-SF Suite is a modern, welcoming space with a distinctive Home Run Inn flavor. Located just down the street from their production facility, the new office gives the growing team a dedicated environment to connect, plan and push the brand forward.

The space blends contemporary design with comfort and functionality. Loft ceilings and upgraded lighting give the office an open, airy feel. Luxury finishes make it feel refined but with an edge, while Home Run Inn’s legacy and personality is brought to life with touches of branding throughout. Employees can enjoy lounge areas, well-stocked beverage stations and meeting rooms, all designed to encourage conversation and innovation.

Warm, modern and full of flavor, Home Run Inn’s new office is a reminder that great workplaces, like great pizza, are made with care, quality and a whole lot of heart.

Inspira Financial wants to help people plan, save and invest for a better tomorrow. That same future-forward mindset can be seen in their newly renovated Oak Brook headquarters.

Completed last year, the renovation transformed two floors, spanning 52,000 square feet, into a modern, people-first workspace. The office brings to life Inspira’s “New Way to Work” philosophy, which emphasizes purposeful in-person experiences and supports the company’s hybrid model.

From the moment you step inside, the space feels open and energizing. There are no executive offices lining the windows. Instead, natural light pours in, filling shared collaboration areas. Purposefully designed inner and outer pathways encourage walk-and-talk moments that help encourage collaboration across teams.

Throughout the space, employees can choose a work environment that suits them best. Options include private phone booths, a tech-enabled conference room, a quiet lounge, and a pantry that doubles as a social hub. This variety of workspaces supports the different working styles of all employees.

Inspira also invested in features like wellness rooms, height-adjustable desks and welcoming communal spaces that make coming into the office an energizing experience.

West Chicago | Landscape Supplies and Outdoor Living Solutions

What started as a small, family-run operation in 1980 has grown into one of the most innovative landscape supply companies in the DuPage region. Throughout its over 40 years, Landscape Material & Firewood Sales, Inc. (LMFS) has grown to meet the changing needs of customers throughout the area. Today, they are more than a supplier; they are a destination for outdoor living solutions.

LMFS’s commitment to growth and service is reflected in every corner of their West Chicago property. Over the past four years, they have transformed their 6,000-SF sales office into a customer-focused hub featuring an indoor CAD workstation, modern amenities and expert guidance for DIYers and professionals alike. Their outdoor display area, spanning 4,000-SF, offers a hands-on showcase unlike anything their competitors offer. It includes an outdoor chess board, multiple water features, a 20′ x 20′ pavilion with a full outdoor kitchen, fireplace, TV and four different audio zones which allow visitors to experience each of the outdoor speaker systems they offer.

On Saturdays during the warmer months, the team hosts a cookout for employees and customers. This hospitality creates a welcoming community atmosphere that sets LMFS apart from their competitors.

At the heart of LMFS’s success is a commitment to quality. They manufacture nine of the eleven mulches they offer, produce their own topsoil and garden mix and maintain a large-scale production operation on-site. Their on-site mulch production is powered by four tub grinders and two coloring machines that supply HOAs, municipalities, wholesalers and homeowners across the region.

Efficiency is another major focus of their business. A state-of-the-art route optimization system supports their fleet of seven delivery trucks, allowing LMFS to offer same-day delivery with real-time tracking via text. Customers are notified when the truck leaves the yard so they can track their delivery in real time. This year, on Mother’s Day weekend, they broke their delivery record with 84 deliveries in a single Saturday.

Sustainability is a cornerstone of everything they do. Any leftover project materials are recycled into new topsoil blends, and in the fall, the leaves they collect are made into nutrient-rich mulch. Their commitment to environmental responsibility reflects a deep respect for the land and the DuPage community.

The complex was designed entirely in-house by Dave, Austin and Ryan Cooper, with contributions to the outdoor space from Ryan Cooper and Juan Serna of Red Fox Landscape. Together, they made the LMFS workspace both functional and beautiful. Their headquarters sits on 5 acres and the main production yard spans over 20 acres, giving them plenty of room to grow.

Midwest Cardiovascular Institute (MCI) is redefining heart care in the Midwest through innovation, collaboration and patient-first design. Headquartered in Naperville, this physician-led cardiology practice has built a reputation for delivering compassionate care and operational excellence.

Their new 25,000-SF headquarters at 10 Martin Avenue brings that vision to life. Built out in 2024 with design by Ryan Companies, the space serves as both a medical and administrative hub. The result is a high-performance environment tailored to support clinical precision and human connection.

Patients enter through a lobby filled with a flood of natural light, leading to modern clinical suites and an on-site cardiovascular imaging center. Every detail of the space supports MCI’s commitment to advanced care and comfort. Staff benefit from open-concept workspaces, flexible meeting rooms and a spacious café-style breakroom that fosters connection and community. Ergonomic sit-stand desks, private focus rooms and wellness areas round out a workplace built with both productivity and well-being in mind.

Sustainability was also a key consideration throughout construction. The space incorporates energy-efficient lighting, low-VOC materials and other eco-friendly features that reflect MCI’s commitment to health.

Their new corporate office in Downers Grove reflects that same commitment to progress and purpose. Completed in October 2023 with the help of NAI Hiffman Project Services, ICG and architect Perkins & Will, the 30,000-SF space is a modern workplace designed for collaboration, focus and growth.

Private offices and open work areas blend seamlessly with huddle rooms, conference rooms and flexible meeting spaces to support the needs of a dynamic, hybrid workforce. State-of-the-art video conferencing tools make it easy to stay connected across their 53 branches and beyond, while warm tones and abundant natural light create an inviting atmosphere that enhances productivity and reduces stress.

A cozy lounge area offers employees a place to recharge, meet informally or host casual conversations with colleagues and clients. Every element of the design serves the bank’s mission: to create a space that fosters teamwork, drives efficiency and honors their legacy of care and excellence.

LAUREN COLLANDER INTERIORS

In design, the space you work in can be as inspiring as the work itself and Lauren Collander Interiors has created an office that sparks creativity at every turn.

Their studio is located in a Victorian house in the heart of downtown Naperville, where modern furnishings meet traditional architectural details. The result is a contemporary workspace with character, that turned the monumental ceiling, windows and timeless soul of a historic home into an environment that fuels ideas and brings the team joy.

Founder Lauren Collander first saw the home four years before moving in and was captivated by the care taken to preserve its details, especially the white fireplace that now anchors her office. Upon entering, visitors step into what was once the home’s parlor, now designed as a welcoming lounge with a crisp white sectional. Bold black walls and a black-and-white wallpaper on the ceiling envelops the room, emphasizing the bright white historic trim and creating a dramatic balance of old and new.

An original 1865 wooden spiral staircase rises through the space, leading to the designers’ studio. Here, a neutral palette allows each project to take center stage. The design is intentionally minimal, a space crafted to promote both focused concentration and relaxed collaboration. White walls serve as a clean backdrop, allowing materials, sketches, and concepts to stand out as the team pulls ideas together. It’s a place designed to nurture creativity and bring visions to life.

The property also includes a yard, perfect for lunches and meetings in the fresh air. It’s a place where the team can enjoy the energy of city life and the calm of nature, all while creating inspired designs for their clients.

Designed in partnership with nationally recognized interior design firm Partners by Design (PBD), the new Inspira Oak Brook office blends modern minimalism with practical functionality. The open, hoteling-style layout features a mix of collaborative areas and quiet spaces like phone booths and huddle rooms, along with height-adjustable desks, upgraded lighting, and integrated greenery. Open seating helps break down office hierarchy, while the client-friendly reception area and 100-person training room support both external meetings and internal development. It’s no surprise Inspira has been recognized as one of the Best Places to Work and one of the Best Remote Places to Work.

When you think of a medical space, “glam” is probably the last word on your mind. But why is that? Who says these places have to be ruled by beige and white? Who says we can’t spice them up with a dash of hot pink?

A far cry from the neutral norm, the National Laser Institute’s brand-new Oak Brook headquarters features a fresh, female-forward design that appeals to their employees, students and visitors. With vibrant wall coverings and hot-pink accents, the 6,000-SF space infuses personality and flair into every moment. Meanwhile, carefully curated finishes bring the brand’s charisma to life.

And the changes aren’t merely skin-deep. With their new headquarters, which opened earlier this year, the National Laser Institute aimed to set a new standard in the healthcare experience. From the hospitality-forward reception area to the treatment and training rooms, every inch was designed with an uncommon attention to experience.

As with many brands featured here, the National Laser Institute is on a mission to raise the bar for stylish sustainability. Their new space does just that. Smart design elements, like back-to-back plumbing setups, maximize efficiency, while eco-friendly fixtures reduce energy and water consumption.

And how about that bold décor? Everything from the tiles and quartz countertops to the acoustic baffles and more are made of recycled materials, an intentional design choice that shows what happens when sustainability meets style.

Glass Solutions, Inc. (GSI)

As an innovative glazing company, GSI helps create some of the most impressive buildings in the Midwest. So, when it came time to renovate their new headquarters, it’s no surprise they went all-out.

In 2020, the company acquired a 120,000-SF facility in Itasca. They divided the building into two zones: a 20,000-SF office and training area, alongside a 100,000-SF manufacturing facility. Then they gave each area a complete renovation—starting with the glazing, of course.

Today, GSI’s headquarters combines everything you’d expect in a modern office and high-tech industrial space. The office is designed for collaboration and privacy, with a central open-concept hub surrounded by private offices, meeting rooms, and training areas. It has all the amenities you’d want: a kitchen stocked with healthy snacks, a gym with locker rooms, and an outdoor patio that’s perfect for a cookout. And for those who want to practice their swing—and maybe even challenge the CEO—there’s the state-of-the-art golf simulator.

Step through a door at the back of the office and you’ll find yourself in GSI’s 100,000-SF manufacturing facility. Here, circular saws carve through metal, giant suction cups carry glass panes from one station to the next, and quality-control teams carefully inspect products. It’s a far cry from the more conceptual work that occurs next door, but having the office and manufacturing facility in the same building creates synergy between the two, allowing GSI to be nimble and efficient.

And sustainable, too. When designing their new HQ, the company partnered with ComEd and Big Ass Fans (which makes exactly what you’d think) to optimize energy efficiency in both the factory and the office.  

Good for people, good for business, good for the planet. GSI’s new HQ has everything we want to see in a modern workplace. Now, if you’ll excuse us, we need to run some additional tests on that virtual golf simulator…

Here’s a not-so-secret secret about workplace design: What’s good for the planet and what’s good for people are often the same thing.

For proof, let’s head to SIMPSON’s brand-new Naperville headquarters. Located at CityGate Centre, the multi-use campus we featured in 2020, SIMPSON’s 9,300-SF office is focused on maximizing sustainability while providing a great employee experience.

Step inside, and the first thing you’ll notice is the view. The office’s floor-to-ceiling windows offer beautiful vistas of CityGate Centre and surrounding areas, the perfect mood-booster for the SIMPSON team.

But there’s more to these windows than meets the eye. By allowing abundant natural light into the workplace, they help reduce energy consumption and slash electric bills. Meanwhile, a transparent, microscopically thin coating on the glass reflects UV and infrared energy, helping maintain the temperature inside the building. For the team, the environment, and the company, it’s a win-win-win. 

And it’s only one of many “green” features at SIMPSON’s new HQ. The firm chose CityGate Centre as its home, in part, because the campus is committed to sustainability inside and out. Both the building where SIMPSON’s office is located and the service that cleans it are LEED-certified, meeting high standards for sustainability. Meanwhile, motion-sensitive faucets and lights reduce consumption, an automated HVAC system maximizes energy efficiency, and daily recycling collection reduces waste sent to landfills.

CityGate has even invested in several campus-wide sustainability initiatives, from preserving existing wetlands to planting erosion-control grasses. This commitment to sustainability attracts eco-conscious businesses like SIMPSON while proving, once again, that green is good for everyone.

When Ace Hardware decided to move their headquarters, they wanted to make the most of it. Their former HQ had three separate buildings. Now, as they prepared to move into a single 250,000-SF building—the site of Oak Brook’s former McDonald’s HQ—they saw an opportunity to celebrate their brand and bring their people together like never before.

So, in the spirit of Helpful Hardware Folks everywhere, Ace rolled up their sleeves and got to work.

Completed in 2023, the fully renovated building is a sleek, modern office with the soul of a hardware store. Here, you’ll find everything you’d expect from the headquarters of a modern retail juggernaut: an atrium with a grand staircase, workspaces designed for various groups and tasks, and amenities ranging from an on-site café and fitness center to indoor parking and an outdoor grilling area.

Then there’s the stuff that’s uniquely “Ace.” An art installation made of grilling pellets. An Ace logo made of screws. A hammer wall (which is as cool as it sounds). There’s even Ace Outfitters, a store where you can buy branded gear, with proceeds benefiting the company’s foundation.

With their new headquarters, Ace wanted to do something old and something new. They wanted to capture the spirit of their brand, which has been with them since 1924, while giving their 1,100 Oak Brook office employees a reason to love coming to work. We’d say they hit the nail on the head.

Angular and inviting, comfortable and sharp, traditional and futuristic—Hirose Electric’s American headquarters is all about balance.

Here, organic shapes offset linear geometries. Pops of brand colors and maple wood tones inject warmth into the cooler backdrops. Meanwhile, a combination of copper fixtures and concrete floors invoke the company’s electrical products, a nod to the Hirose brand.

Visiting Morgan / Harbour Construction’s headquarters today, it’s hard to believe that, only a few years ago, you would have been standing in a dusty old warehouse.

Or maybe not. Despite the sleek décor, the space holds onto a factory-like character, a spirit of efficiency and utility just beneath the modern aesthetic. The 18,500-SF office, which Morgan / Harbour renovated and unveiled in 2018, blends rugged industrialism with sophisticated office design—fitting for a company that’s as tough and gritty as it is innovative and forward-thinking.

While the headquarters was designed more than six years ago, its architects seemed to have predicted today’s office trends. The workspace centers on the “Connect Zone,” an open-concept area where teams congregate regularly. Dotted along the Zone’s perimeter are numerous private offices and huddle rooms designed to accommodate individuals and groups of any size, giving employees the flexibility to find the right space for any given task.

In terms of design, Morgan / Harbor’s headquarters is definitely on-trend. But it also feels like a callback to the space’s industrial history, showing that some workplace principles never clock out.

When Nacional Group, a Hispanic-owned building solutions provider, moved into their new Downers Grove headquarters at the end of 2023, they wanted to create a space that empowered their people to “Do Good Work” and inspired their clients to do the same.

Today, Nacional’s workspace is all about connection. The office’s long sightlines and glass walls create a sense of flow—as does the waterfall feature in the conference room—unifying the space and creating a sense of shared purpose. Meanwhile, public areas encourage employees and clients to gather in more informal settings, while the latest teleconferencing equipment connects the office to partners and teams everywhere.

Then there’s the marquee feature: large windows, visible from anywhere in the office, offering a panoramic view of Chicagoland and the Morton Arboretum. The view is seriously breathtaking. Renovated in 2018, Ware Malcomb’s Oak Brook office brings together all the best elements of a modern, people-first workplace. Light, bright and airy, the office feels open in every way. The spacious floor plan makes collaboration easy, while various workspaces and stations offer the flexibility employees need.

In the Ware Malcomb office, where you work is up to you. You can join larger meetings in one of the conference rooms, brainstorm with a small group in a huddle room, or complete a few tasks in a focus area. Having a one-on-one with a client? The welcome area is perfect for that, with centralized soft seating that’s great for a quick chat.

Not Your Father’s Corridor: The Re-Reinvention of the I-88 Region

Decades ago, businesses and communities along I-88 reinvented the region as the Illinois Technology and Research Corridor. Now, new trends are once again transforming the area.

If you took a time machine back to the early 1960s, you probably wouldn’t recognize the I-88 E/W Corridor, the region that follows Interstate 88 through DuPage, Kane and DeKalb counties.

Today, the corridor is a busy economic center, home to the headquarters and regional offices of businesses representing a diverse range of industries—from aerospace and healthcare to transportation and manufacturing—as well as scientific institutions, colleges and universities.

It’s also a magnet for top talent. Communities within the region are known for their high quality of life, with excellent public schools, beautiful parks and trails, good neighborhoods and medical centers, as well as abundant shopping, dining and entertainment attractions. Thanks to its mix of high living standards, business-friendly climate and strategic location, the I-88 Corridor continues to attract and retain a diverse range of businesses and talented people.

But it wasn’t always this way. In fact, before the early 1960s, the corridor was hardly on the map.

At the time, there were certainly communities growing along I-88, but the scale of the region’s economy was much smaller and less diverse than it is today. It wasn’t the kind of place you would expect to find, say, a global tech company.

Since then, the I-88 Corridor has seen two major reinventions—first emerging as a leader of the tech boom in the 1980s and 1990s, and later evolving into a more diverse, dynamic economy.

To understand why the I-88 Corridor is undergoing its current evolution and where it might be heading in the near future, let’s take a quick look back at the people, the businesses and the phenomena that shaped the region’s economic history.

The first reinvention: 1960s-1990s

The I-88 Corridor began to change in 1963, when Northern Illinois Gas—now known as Nicor— moved to its current location in Naperville, just off Interstate 88. It was one of the first and largest technology companies to arrive in the area.

But that was just the beginning. Over the next four decades, from the 1960s through the 1990s, a tidal wave of major technology companies and research institutions moved to the region.

In 1966, AT&T Indian Hill Bell Labs—which later became Lucent Technologies—opened an R&D facility on a 200-acre site off Naperville & Warrenville roads, hosting 700 employees. This was followed by Fermilab, the National Accelerator Laboratory, which opened in Batavia in 1967; Amoco, an R&D-focused branch of Standard Oil Co., which moved to Naperville in 1969; and Nalco Chemical Company, a water-treatment purification business now owned by EcoLab, which opened its international headquarters in Naperville in 1986.

As these businesses and institutions arrived, they, along with the communities that hosted them, created a powerful economic ecosystem along the I-88 Corridor. Along with the towering corporate campuses came new shops, restaurants, parks, hospitals, schools and neighborhoods, serving the workforce and their families. Local investment increased. Businesses recruited talent from nearby colleges and universities, as well as from nations on the other side of the world. This created a positive feedback loop: as more talent moved in, the corridor became increasingly attractive to the rising tech industry; as more tech companies moved in and the local amenities improved, the region became increasingly attractive to talent.

Communities and companies competed—and often collaborated—to promote growth within the region. In 1982, an innovative public-private alliance formed, composed of more than 80 technology companies, national laboratories, and businesses in related industries, as well as colleges and universities. Together, they advocated for business-friendly policies—as well as infrastructure improvements, such as access to high-speed internet—that benefited companies within the area.

“One issue we worked on was the impact fees (payments meant to offset the cost of public services) the counties were imposing on developers,” says Ron Lunt, Partner at Hamilton Partners and a member of the corridor group. “When local governments did approve them, they were at a lower level than they would have been, if we hadn’t advocated for businesses.”

For decades, businesses and communities worked together to reinvent the I-88 Corridor as a global hub for research and technology, the midwestern equivalent of Silicon Valley. And they largely succeeded, attracting the corporate headquarters and regional centers of many Fortune 1000 companies.

Unfortunately, the industry on which they had built their economy was about to come crashing down.

The bubble bursts

The dot-com bubble (or tech bubble) refers to the massive inflation of the stock market in the 1990s. Investors bet big on hot internet-related businesses, and the market’s value skyrocketed.

In 2000, the bubble burst, sending the stock market into free fall. This devastated the tech industry and nearly toppled industry giants like Cisco and Amazon. It was immediately followed by the telecoms crash, which brought down many more telecommunications companies, including some of the businesses along the I-88 Corridor.  

Today, most people no longer refer to the I-88 region as the Illinois Research and Technology Corridor. In part, that’s because many of the companies that earned the region its nickname left the area following the burst of the dotcom bubble and the telecom crash (and more left following the Great Recession in 2008).

One of those companies was Lucent Technologies, one of the corridor’s premier tenants. When the bubble burst, Nokia absorbed the company and pulled Lucent out of Naperville, abandoning a two-building, 175-acre campus.

The re-reinvention: 2000s-present day

Another reason why the label “Research and Technology Corridor” is no longer relevant is because, over the last two decades, the region’s economy has undergone drastic changes.

“In the ‘90s, we were too heavily reliant on tech,” said Christine Jeffries, President of the Naperville Development Partnership, in an interview with Bisnow. “After that we made it a point to diversify.”

“Prior to the bubble, this region was widely promoted to the rising technology industry,” said Jim Adler, Executive Vice President of NAI Hiffman. “However, when the bubble burst, a lot of those technology buildings turned over and were released and rebranded to other users.”

What was once a region narrowly focused on a single booming industry has, over the last two decades, greatly diversified its economic makeup. There are still many research institutions and technology companies in the area, but today’s I-88 Corridor hosts a much wider range of industries, with an emphasis on niches like aerospace, healthcare, transportation and manufacturing.

Many of these companies are now claiming the spaces vacated by giant tech businesses in the 2000s—as well as tenants like OfficeMax, Motorola Solutions and McDonald’s, which left in the 2010s—transforming these giant single-user spaces into multi-tenant, mixed-use campuses. The new spaces are designed to serve a wider variety of users and feature on-campus and nearby amenities that appeal to today’s workforce. What was once only possible in the city—working in a space where community parks and high-end restaurants are right outside the office—is increasingly the norm in the suburbs.

One example is The Shuman in Naperville. Originally built for AT&T in 1987, the 350,000 SF facility became OfficeMax’s headquarters following the telecoms crash. In 2014, OfficeMax left, and the building was later purchased by Franklin Partners. Now, The Shuman has been redesigned as a sleek, multi-tenant space. A far cry from the corporate buildings of the 1980s, the redesigned facility features open collaboration spaces, an in-house barista bar, a restaurant that offers a rotating selection from Chicagoland restaurants, and other amenities you would normally expect to find in a Class-A downtown high-rise.

“Now on its third life, The Shuman’s a great example of what’s happening to many buildings in the I-88 Corridor,” Adler said. “Every company is thinking about how they can position their building to attract the sophisticated, young employee. And it’s all about amenities.

“We’re seeing investments in common spaces like we’ve never seen before. Some buildings, like the Commerce Plaza in Oak Brook, are investing in outdoor workspaces. Since the pandemic, those are the buildings that are thriving.”

Not your father’s corridor

It’s hard to put a catchy label on today’s I-88 Corridor.

The old label—the Illinois Technology and Research Corridor—doesn’t quite fit. Yes, the region is still home to some of today’s leading technology companies and research institutions, but it’s more complicated than that.

For one, there’s no longer The Tech Industry, not like there was in the 1980s. The lines have blurred. Today, healthcare is a tech industry. Food is a tech industry. Logistics, transportation, communications—they’re all tech industries. When you consider how digital technology has transformed—and been transformed by—nearly every industry, you would be hard-pressed to find someone who doesn’t work in tech.

The technology companies of today represent a far wider set of industries and sub-industries, disciplines and skillsets, than the narrow field of the 1980s. And that broad spectrum of sectors forms the economic basis of the region today.

“Historically, the I-88 Corridor focused on attracting the tech industry,” Adler said. “Today, technology is inherent to every business. So we still want to attract tech, but it’s tech talent that’s working for businesses like Greenleaf Foods, Hub Group, and Rush Copley, across all kinds of industries.”

Just take a look at some of the most recent projects in the I-88 Corridor. In February 2021, STRATACACHE—a company that makes digital signage, intelligent displays and sensors—announced a 100,000-square-foot facility in Lisle, which will house their research and support teams. Greenleaf Foods, SPC, the maker of plant-based foods, is housing their new innovation center at a 23,000-square-foot facility in Lisle. viaPHOTON, a fiber-optics manufacturer, is bringing 200 jobs to Aurora, while XPO Logistics—a top-ten global logistics provider—is leasing a 50,000-square-foot space at The Shuman. This is the new economy, and you can see why it’s hard to define in one or two words.

By its nature, today’s I-88 Corridor shakes off most labels you throw at it. It’s a region that’s defined by change: Its economy is diverse and dynamic, its businesses are at the cutting edge of their respective industries, its national laboratories (Argonne and Fermilab) are leading the world in research on topics ranging from infectious diseases and supercomputing to the origins of the universe. Even the local culture is undergoing a major reinvention, as the sprawling suburban office campuses of the past become lively hubs for a mix of business, life, art and entertainment.

This isn’t the I-88 Corridor of the 1960s, the 1980s, or even the 2000s—this is a place where diversity forms the basis of a more resilient economy, continual change is a way of life, and innovation is in the DNA of every business, household and main street.

Take a look at today’s I-88 Corridor, and you’ll find a place that’s no longer just a hub for one or two industries. And that’s a good thing. It’s so much more.

What are the elements of a great workplace?

Okay, how about a tougher question: What are the elements of a great workplace… in 2020?

This year, many of us are spending an unusual amount time thinking about the places where we work. When it comes to offices, we still care about the things that we’ve always cared about. We still want an attractive space where we can be productive, efficient and comfortable. But now, it’s pretty much impossible to talk about a workplace without bringing up COVID-19.

The pandemic has raised the bar on what makes a great workplace ‘great’. A good-looking building with excellent amenities is no longer enough. Now, to win us over, a workplace has to work extra-hard to keep us healthy.

With that in mind, let’s take a look at 9 of our favorite workplaces in DuPage County. We selected our picks based on three criteria:

  • Is it smart? Is the office designed to make your workday better, to encourage collaboration, to make workers feel good about going to work? Does it incorporate cutting-edge technology? Does it challenge the notion of what a workplace can be?
  • Is it sleek? Is it attractive? Does the look of the office embody the company’s character, impress clients and add to the fun of working there? (For the record, we’re pretty loose with our definition of ‘sleek’. A grungy, industrial-chic space can definitely be sleek, by our standards.)
  • Is it healthy? What amenities does the workplace offer? Does it allow for social distancing? Is it healthy for the environment? Have the tenants, building managers and architects found creative solutions for comfort, safety and sustainability?

Each of our selections earned high marks in all three categories. But, as you’ll see, they couldn’t be more different. Some are playful and imaginative, alive with vibrant colors, murals and sculptures. Others are cool and sophisticated. One has a pickup truck parked in the middle of its workspace; another has a garden where employees pick fresh produce for lunch.

That’s what makes each space unique, but here’s what they all have in common: Each workplace listed here embodies the spirit of its occupant. Each one is smart, sleek and healthy. Most importantly, each one is a place where we would love to work—this year, and any other.

WernerCo Corporate Headquarters

There’s a pickup truck and a cargo van parked in the middle of the WernerCo Corporate Headquarters. Don’t worry; they’re supposed to be there. The company’s brand-new office, which opened in October 2019, is a state-of-the-art facility with an industrial-chic vibe, mirroring the customers and industries the business serves. The vehicle replicas at the center of the space serve dual purposes: as a mark of the company’s personality and as functional life-sized models used to demonstrate WernerCo products. Sometimes, standing in the middle of the 34,500-SF office, you get the feeling that you’ve been transported to an active construction site—this, too, is by design. The building’s concrete columns are visible throughout the headquarters; cement floors cover the common areas; light pours in from floor-to-ceiling windows. As WernerCo employees buzz between the office’s conference rooms, labs, studios and social spaces, you may forget that you’re at an office altogether—until you realize that no one’s wearing a hard hat.

What we love about it:

  • The creative use of space. Some of our favorite offices in this feature transport employees to another place and time. The WernerCo headquarters accomplishes this act of teleportation with bold moves, like the truck parked in the middle of the reception hall, as well as more subtle touches, like the variety of materials used to evoke the atmosphere of a construction site or manufacturing facility.
  • The brand presence. The WernerCo brand is imbued into nearly every aspect of the new office. Wall graphics showcase customers using WernerCo products, while the authentic details of the industrial-chic vibe pay homage to their clients’ industries. Some workplaces are designed for employees; others are designed for clients—the WernerCo office seems to have struck the right balance between the two.
  • The variety of gathering spaces. At a company like WernerCo, the size and makeup of collaboration is always changing. The company’s new Itasca headquarters provides a dynamic space for any situation, giving employees the flexibility they need to be productive, efficient and comfortable. The office features eight conference rooms, a boardroom, a training room, a reception hall and a café, among other gathering spaces.

Not only did Marquette Companies design and build their new office; they actually created the entire district around them.

The development and property management company’s workplace is in the heart of Naperville’s hottest new development: the Water Street District, a project spearheaded by none other than Marquette. Located along the famous Naperville Riverwalk, on the south end of Downtown Naperville, Water Street is a highly walkable destination featuring premium retailers, innovative restaurants, a high-end hotel and an events venue. The district’s aesthetic is pure Naperville. Marquette drew inspiration for the development’s various materials and key design elements from the city’s historical hallmarks, such as the former limestone quarry (now Centennial Beach), its origins as a farming community, and the Kroehler Manufacturing plant that assembled furniture on the north side of town.

What we love about it:

  • The amazing location. Employees can step out onto a balcony for a gorgeous view of downtown Naperville. Plus, some of the area’s hottest cafés and restaurants are within a minute’s walk of the office.
  • The thoughtful design and attention to detail. We love how nearly every aspect of the Water Street District and the Marquette office is inspired by the history and culture of Naperville, the company’s hometown, while also drawing upon European space-use theory. The attention to detail is incredible: from the carefully chosen materials to the size and separation of the buildings. Every element was meticulously planned, and it shows.
  • The story. This one’s hard to beat: A hometown company transforms what was formerly a 24-acre eyesore into one of DuPage County’s hottest developments, drawing inspiration for the site’s design and materials from the surrounding community. And then, the cherry on top: They love the space so much that they actually move into it. Read more of the Marquette story here.

The employees at the AAP’s Itasca headquarters are on a mission: “to obtain optimal physical, mental and social health and well-being for all infants, children, adolescents, and young adults.” They work hard to achieve this goal. In turn, their Itasca headquarters works hard to keep them happy, healthy and motivated—through thoughtful design elements, plenty of wellness-related amenities, and creative solutions to keep workers healthy in 2020.

With plenty of indoor and outdoor workspaces, employees are encouraged to work wherever they feel comfortable on campus—including the beautiful patio, which features high-speed WiFi. The stairwells are extra-wide, with large windows offering gorgeous views that encourage employees to take the stairs. The spacious entryway, which was formerly used for large gatherings, offers extra room for social distancing.
  • The artwork. Turn just about any corner on campus, and you’ll encounter a beautiful mural, sculpture or other work of art. Many of the works feature children, reminding employees of the impact of their work. A mural on the fifth floor depicts an adult and child dressed as superheroes, preparing to fly. Beside them is a quote from Mr. Rogers: “Anyone who does anything to help a child is a hero to me.”

Even the exterior of the building is a work of art, with colored semi-transparent panels that appear to change the color of the building, depending on your perspective and the time of day.

  • The healthy amenities. Workers at the office enjoy a beautiful courtyard and walking space, a workout area with locker rooms and showers, a cafeteria offering fresh food, as well as EV charging stations and bike racks for commuters. The Molex headquarters in Lisle is a story of constant reinvention—fitting for a global technology innovator.

Molex, which has a presence in more than 40 countries, has been headquartered in Lisle since 1970. The campus encompasses five buildings and 440,000-SF of office and laboratory space, all of which has been custom-built or renovated to Molex’s specifications. Since the company moved to Lisle, 100% of the space on campus has been renovated at least twice.

What we love about it:

  • The experimentation. The company’s Lisle location serves as a living laboratory. When Molex introduces a new technology or design feature within their headquarters, the changes are then brought to other locations throughout the world. Some of those developments include Molex-created LED lighting fixtures, security and video surveillance systems, access controls and building automation.
  • The constant reinvention. The Molex mission is to make a connected world possible by enabling technology that transforms the future and improves lives. We love how the company fully embraces the spirit of this mission by continually reinventing and implementing new technologies within their Lisle headquarters.
  • The healthy amenities. Molex goes all-out to encourage healthy lifestyles at their office. Some of the amenities include: a fully staffed fitness center; a cafeteria serving fresh, healthy meals; and various outdoor sports facilities for basketball, tennis, pickle ball, volleyball and frisbee golf. Their campus is set on 60 acres of beautiful wooded land, so employees are encouraged to explore the walking paths that wind through the property.

The Edward-Elmhurst Health Corporate Center in Warrenville is not only an outstanding office space; it’s played a crucial role in the health system’s response to the pandemic.

One of Illinois’ larger health systems, Edward-Elmhurst Health is comprised of three hospitals: Edward Hospital, Elmhurst Hospital and Linden Oaks Behavioral Health, and provides comprehensive healthcare to residents throughout Chicago’s west and southwest suburbs. In December 2019, 900 members of the Edward-Elmhurst Health System relocated to the state-of-the-art Corporate Center in Warrenville, a 190,000-SF space with amenities like micro-kitchens, outdoor seating and volleyball courts. The move was well-timed. As demand for healthcare surged in early 2020, the system’s hospitals had significantly more space to care for patients, while employees at the Corporate Center had a safe, healthy and beautiful place to work.

What we love about it:

  • The role of the Corporate Center during the pandemic. As we mentioned above, the Center has opened up much-needed space at Edward-Elmhurst hospitals and given 900 employees a safe place to work. In addition, Edward-Elmhurst worked with the City of Warrenville to set up a temporary outdoor testing site in the Center’s parking lot.
  • The modern design. The building is spacious and minimalist, with plenty of windows and glass walls that allow natural light to filter through. Live plants and colorful murals add a touch of color, bringing the office to life. There are even living room-like nooks, where employees can unwind by a fireplace.
  • The thoughtfully designed workspaces. Need to work with a team? Head to a conference room or shared space. Need to focus alone? Head to an individual workspace. Each floor features ergonomic desks that can be raised or lowered, as well as privacy panels and adjustable white noise. These thoughtful design elements make it easy to focus and collaborate.
  • The healthy amenities. No one knows health better than Edward-Elmhurst, and the Corporate Center works hard to keep employees rested, refueled and well. Each floor of the office space features a fully stocked micro-kitchen, while a café on the ground floor offers fresh meals for breakfast and lunch, with indoor and outdoor seating. There’s also a fully equipped fitness center and volleyball courts to promote active team-bonding.

There may have been a time when you had to go downtown to find a cool place to work, but those days are over. West-suburban pioneers like Calamos Real Estate helped flip that paradigm, and they continue to lead the way today.

CityGate, developed by Calamos, is one of the largest properties on this list. Built between 2004 and 2008, CityGate encompasses a 31-acre main campus, with an additional 25 acres of undeveloped land across Ferry Road. What we love about it:

  • The walkability. CityGate doesn’t feel like a typical corporate campus. It’s laid out like an upscale urban neighborhood, with a walking trail that meanders through the beautiful property.
  • The high-end amenities. Some of the hottest restaurants in the area are located on campus – like Che Figata, which serves authentic Italian in a modern, open-kitchen setting, and CityGate Grille, serving UDSA Prime steaks & seafood with a Mediterranean flair – along with other unique amenities, including a spa, fitness center and various health and wellness providers.
  • The accessibility. The campus couldn’t be more conveniently located. Right off I-88, it’s an easy commute to Chicago, O’Hare and Midway. Plus, its parking garages are ideal for unpredictable Midwest weather.
  • The sustainability. CityGate is a green campus with LEED-certified buildings. That includes Hotel Arista, the first Illinois hotel to receive the certification. The hotel boasts the latest in energy-efficiency and indoor air-quality systems.
  • The comprehensive safety measures. This spring, CityGate took a variety of smart safety measures to protect workers and visitors on campus. That includes: touch-free temperature checks and security checkpoints at building entrances; hand sanitizer stations throughout the building; limited elevator capacities; dedicated one-way staircases; plexiglass barriers at strategic points; touch-free menus and online ordering at campus restaurants; PPE and frequent sanitization; designated seating and workout equipment; and the latest Global Plasma Solutions™ indoor air quality ionization system, which is currently being installed.

The centerpiece of NAI Hiffman’s Oak Brook headquarters is “The Market,” a community area where employees gather to exchange ideas and eat, celebrate or just unwind. While there are plenty of spaces in the office where employees can focus individually or gather in small groups, The Market is the beating heart of company-wide culture and collaboration.

NAI Hiffman, the largest independent real-estate services firm in the Midwest, built their DuPage headquarters from scratch in 2015, with the help of international design firm Ware Malcomb, also based in Oak Brook.

What we love about it:

  • The way office design has transformed company culture. While many modern offices have shared spaces, we love how NAI Hiffman branded theirs as “The Market” – the perfect name for a place where ideas are exchanged – and dedicated the space to company-wide socialization and collaboration. In addition to The Market, the company invested in new technology, furniture and team spaces. They say this radical transformation of their workspace has, in turn, transformed nearly every aspect of their company, from their ability to serve clients to their brand and culture.
  • The local collaboration. Not only did NAI Hiffman design their Oak Brook headquarters from the ground up; they partnered with another Oak Brook-based company (Ware Malcomb) to make it happen. This kind of hyper-local partnership may be rare elsewhere, but we’re seeing it happen all over DuPage.

As an employee at CBRE’s 45,000-SF Oak Brook office, you don’t have an assigned workspace. Instead, you work where it makes sense to work at any given time. At one moment, you might be alone at an individual sit-stand workspace or in one of the many focus rooms. The next, you could be collaborating with a small team in a huddle room, having a large group meeting in the RISE Café, or meeting with a client in The Heart, a dynamic space that serves as a concierge, lobby, meeting and workspace. Where you work and how you work is up to you.

In 2017, CBRE, a giant of the global real-estate industry, consolidated several of its Chicago suburban offices in the Oak Brook workplace, which they expanded and renovated. The redesign was driven by the principles of Workplace 360, a company-wide initiative that eliminates traditional assigned seating and replaces it with a variety of different workspaces for different needs, giving employees the freedom to choose where and how they work. With this flexibility, employees can choose to work where they are most productive and efficient for the task at hand, whether that’s a quiet focus room or a bustling communal space. The days of endless cubicles are behind us.

What we love about it:

  • The balance of individual & group workspaces. When companies first began creating open, collaborative workspaces, some overdid it. Suddenly, everything was an open workspace. There was no privacy, no quiet and – as many found – no way to focus. We love how CBRE’s office provides a smart balance of group workspaces, open community areas and individual ‘focus rooms.’
  • The urban-meets-rural aesthetic. Much like the western suburbs, CBRE’s Oak Brook office celebrates the coming together of urban and rural elements. This is reflected in the aesthetic of the office, which balances warm organic materials with striking urban accents.
  • The radical flexibility. No assigned workspaces. That may sound scary to those of us who have had an assigned workspace since we began our careers, but the company’s commitment to radical flexibility means that you, the employee, can work where it makes the most sense at any given time. This philosophy strikes us as particularly smart during COVID-19, when many companies are having teams work at the office in shifts. Maybe we’ll see more companies adopt the Workplace 360 philosophy in the months ahead.

Wight & Company Headquarters

Step into the Darien headquarters of global Architecture, Engineering, Construction, and Transportation firm Wight & Company, and one of the first things you’ll notice is that the space is somewhat narrow. That narrowness is by design. The firm is a pioneer in sustainability – in fact, they designed the first building in the U.S. to receive LEED certification – and the slim shape of their Darien office allows natural light to shine through the entire inside of the building, one of the keys to LEED certification.

When the firm created their Darien office in 2004, their goal was to make a space that connected employees with nature. That goal informed every aspect of the building, from its location and décor, to the way the office blends interior and exterior spaces. Nature is all around; the Wight office abuts an equestrian farm, and there’s a forest preserve right down the street. Then, there’s the workplace itself.

At times, it’s difficult to pinpoint exactly where the Wight office ends and the natural world begins. Earlier, we described the office as “narrow”—and it is, but it’s far from cramped. The expansive windows create a feeling of radical openness, dissolving the boundary between inside and outside, while the ground floor opens onto two patios, where employees work and collaborate, as well as walking paths and a garden. The office’s interplay between indoor and outdoor workspaces has been especially valuable during the pandemic.

In addition to connecting employees with nature, the designers of Wight & Company’s Darien office wanted visitors to feel as though they were entering a home, rather than a corporate office. To achieve this, they built an open lobby that leads directly into the kitchen area, with the intent that the common space could be used by local schools and community organizations.

What we love about it:

  • The ahead-of-their-time sustainability. The employees of Wight & Company like to say that their office was sustainable before it was the cool thing to do. Some of their sustainable practices and features include: LEED certification, compostable waste bins, decks and furniture constructed of mindful materials, a bioswale that collects storm runoff and recharges groundwater, car-pooling spots and EV charging stations.

    For this feature, we looked for offices that embody cultural hallmarks of their occupants, and the sustainability of the Wight & Company office clearly reflects the company’s history and design philosophy. As we mentioned above, Wight designed the first building in the country to receive LEED certification. In addition, they have created 30% of all Net-Zero buildings in the state of Illinois and were the first company to receive a Green Firm Certification from the Sustainable Performance Institute (SPI).
  • The commitment to wellness through nature. While many office spaces now offer gyms and rec areas, we love how the Wight & Company’s Darien office promotes wellness through nature. The organic world is present all through and around the office, from the courtyards and the garden, to the natural light shining through the large windows. Employees frequently take walks (socially distanced walks, these days) along the nearby paths, and many tend to the garden at lunch time, harvesting produce and sharing it amongst the staff.
  • The uncommon attention to air quality. While the Wight staff follow CDC guidelines, the company has gone a step further with air quality, installing a state-of-the-art Bipolar Ionization filtration system that removes air impurities, including viruses and bacteria. The technology, which can be retrofitted into existing offices, charges ions that enter the space. The ions, in turn, neutralize contaminants at their source. Pretty cool, right? Wight says they’re currently testing several technologies in their headquarters, like their new air quality system, and recommending their favorites to clients.
  • The cool factor. In the words of a Wight & Company rep: “While we aren’t zipping around on scooters or sipping kombucha on tap (not that there’s anything wrong with either of those!), we feel our cool factor comes from being intentional and thoughtful stewards of the space we are fortunate to inhabit.”
